This example illustrates the calculation of a loan to value ratio.
The rules:
If the LTV exceeds maximum LTV for this type of loan then its not acceptable
LTV = loan amount divided by property value.
If Loan amount exceeds $1.5 million consider on a case by case basis.
If the loan is for land and the applicant fico is less than 600 then the maximum LTV is 55%
If the loan is for a construction and the applicant fico is between 661 and 699 then the maximum LTV is 70%
If the loan is for investment and the applicant fico is between 620 and 660 then the maximum LTV is 65%
Adjustment required for Foreign Loan over 65% LTV
Adjustment required for Bridge Loan over 70% LTV
